Q. What does the “Pending” status mean after uploading a document?

If you upload documents, they will be in pending status until your escrow officer confirms receipt. The status will then change to “Received” once they have been confirmed. Please do not upload documents for your lender to LennarTrack.

Q. What should I bring to the closing table?

All parties should bring a valid government issued ID with a picture and signature and should be present at the closing. If any party cannot be present, please contact your closer immediately to make other arrangements.

Q. How do I view my acknowledgements or change my e-consent choice?

The acknowledgements and consents completed at the time of registration are located in the My Account tab. They need to be completed once by each individual signing for the property and are valid for all transactions under your account.

 

 

Realtor - Closing FAQ's

Q: How will I be notified about my closing?

On Day One, you’ll receive an email at the address listed in the sales agreement. This email introduces Lennar Title as the closing partner and prompts you to register on LennarTrack, our secure portal. Registration ensures your brokerage’s information and tax ID are verified, helping avoid delays in your commission payment. 

Q: What if I don’t register right away?

You’ll receive reminder emails every three days until registration is complete. Prompt registration ensures your commission is paid on time.

Q: What if my brokerage information is missing or incorrect?

If your Payee Name or Tax ID (TIN) can’t be validated, you’ll receive an email asking you to update your brokerage details in LennarTrack under the “Important Details” tab. Commission checks are held until your information is successfully validated with the IRS.

Q: How do I fix a tax ID validation issue?

Log into LennarTrack, enter the property address in the Order/Email Name field, update your brokerage info under “Important Details,” and submit the changes. Wait for the “Submission Complete” confirmation. If issues persist, review your entries or contact your Escrow Officer.

Q: When will I receive my commission?

Commission payments are typically issued 24 hours after closing, via eCheck or paper check, depending on your preference.

Q: What do I need to receive my commission?

Ensure your brokerage has a valid name and IRS-registered Tax ID, and that a completed W-9 is on file.

Q: How will I know when my eCheck is ready?

You’ll receive an email within 24 hours of disbursement with instructions to log into LennarTrack to view and print your check, which will be payable to your brokerage firm.

Q: What else should I know?

Commission payments follow the terms of the disbursement agreement. If your brokerage isn’t registered or has invalid information, payment will be delayed. A 1099 form will be issued as required by law.

Commision checks will not be split. One check payable to the brokerage firm will be issued.
